3D Laser Scanning and Revit Modeling of a Residential House and Deck in East Hampton

3D Laser Scanning and Revit Modeling of a Residential House and Deck in East Hampton

We performed comprehensive 3D laser scanning of an approximately 3,600 sq ft residential property in East Hampton, New York, including the house, deck, and garage. All on-site scanning was completed in a single business day, and the full project deliverables were provided within just 1.5 weeks.

The survey captured detailed existing conditions, including all visible architectural and structural elements, dimensions, MEP components, built-in millwork, and other relevant construction features. Using the collected scan data, we developed a highly accurate 3D Revit model at LOD 350, incorporating all visible MEP components and built-in millwork.

The client required a precise digital representation of the existing property to support architectural design and renovation planning. High-precision 3D laser scanning significantly reduced the time required for traditional field measurements and minimized on-site surveying costs. The completed Revit model provided the architect with reliable existing-condition documentation for informed design decisions.

Project Overview

Project Type: Existing conditions survey using 3D laser scanning and Revit modeling

Location: East Hampton, NY, USA

Property Type: Residential house with deck and garage

Area: Approximately 3,600 sq ft, including the deck

Project Objective

To provide a comprehensive existing-conditions documentation package, including registered point cloud data, a detailed LOD 350 Revit model with all visible MEP components and built-in millwork, a site plan, and photographic documentation.

Key Requirements

  • accurate LOD 350 modeling of the existing residential property
  • detailed modeling of all visible MEP components and built-in millwork
  • precise documentation of existing architectural and structural conditions
  • delivery of registered point cloud data and photographic documentation

Project Challenges

Timeline and Cost Optimization

The project required an efficient workflow to minimize the overall project duration and optimize costs while meeting the client’s schedule and budget expectations.

Measurement Accuracy

All accessible interior and exterior areas had to be documented with a high degree of precision to ensure the reliability of the point cloud and the accuracy of the final Revit model.

Project Complexity

The project involved coordinating multiple stages of work within a tight timeframe, including on-site data capture, point cloud registration and processing, and detailed BIM modeling of a residential property of this scale.

Technical Specifications

Survey Method

High-precision terrestrial 3D laser scanning.

Equipment

FARO laser scanner, used for accurate spatial data capture and measurement verification.

Methodology and Project Timeline

Day 1 – On-Site 3D Laser Scanning

We conducted comprehensive fieldwork to capture all accessible interior and exterior areas of the property, including the main house, deck, and garage.

Days 2–3 – Point Cloud Processing

The captured scan data was registered, aligned, and cleaned to create an accurate, unified point cloud ready for BIM modeling.

Days 4–9 – 3D Revit Modeling

We developed a detailed LOD 350 Revit model based on the registered point cloud, incorporating the building structure, visible MEP components, piping, built-in millwork, and other relevant architectural and construction elements.

Days 9–10 – Quality Assurance and Delivery

The completed Revit model and supporting documentation underwent comprehensive quality control and verification before final delivery to the client.
